Property Management

WA Property Connection offers a comprehensive property management service tailored to meet the client’s specific needs. Lead by Brian Letts, one of Western Australia’s most experienced Retail/Commercial/Industrial property managers, our professional services include:

  • Income & Expenses – we manage the collection of rent, payment of property expenses and remittance of income to the owner through an audited Trust Account.
  • Financial Reporting – for each property we prepare an annual budget, and provide detailed monthly management reports, quarterly GST reports and annual reports to support BAS and Tax reporting needs.
  • Property Maintenance – we carry out routine property inspections and coordinate both scheduled preventative maintenance as well as repairs for unplanned issues. Our aim is to keep the property in great condition, enhance its value and avoid costly capital works. We draw on our shortlist of reliable tradesmen and contractors to get things fixed quickly to a high standard.
  • Tenanting – we find and keep good tenants, keeping vacancies to a minimum. We manage the interface between the tenants and property owners, take care of rent reviews, lease renewals and assignments and all the associated documentation.

Leasing

WA Property Connection enjoys a proud leasing record. There are commonly few listings on our website, representing a very small proportion of our portfolio BECAUSE we are very proactive and successful in the marketplace. We maintain current contact lists for prospective tenants, helping to keep vacancies to a minimum.

Historically our team has successfully negotiated retail leases with the likes of Coles, Kmart, Woolworths and Big W, the Reject Shop, Just Jeans, Jeans West, Katies, Rockmans, RM Williams, Totally Workwear, Cotton On, Betts, and the ANZ, National & Commonwealth banks and a host of specialty and food court retailers.
